Machine Scrubbing / Epoxy Floor Cleaning — Packaging Facility

Summit's project team performed a machine scrubbing of an epoxy floor inside of a packaging facility. These epoxy floors were painted only a year ago, but with the regular abuse that this floor takes it was necessary for a deep scrubbing to restore them to an acceptable condition. We encountered a large amount of tape and residue on the floors, which was all removed manually before we began the floor scrubbing process. With the help of the Diversey line of products, a power cleaner was applied to the floor — we allowed the chemical to sit and loosen all the embedded dirt and grease before we machine scrubbed and vacuumed with our Tennant Company line of equipment. The floors were then mopped with a sanitizer to ensure a clean, safe, and compliant result.

This past week, the Summit team was contracted to perform a very unique service: the cleaning of an artistic sculpture which is suspended 30 feet in the air, inside the lobby of a prominent midtown Manhattan hotel. Working in between hundreds of suspended wires, our team delicately handled each piece of the artwork as they cleaned it, restoring it back to its original, pristine condition. Our team recently completed exterior power washing and full glass cleaning across a three-building commercial campus in Melville, New York. We recently completed a power washing project on heavily stained brickwork — carefully removing years of buildup while protecting the integrity of the surface. Our team evaluated the type of staining (organic vs. mineral vs. environmental), selected the appropriate pressure range to avoid mortar damage, used controlled application techniques to prevent etching, protected surrounding surfaces and landscaping, and delivered a uniform, restored finish — without over-cleaning. VCT Floor Refinishing — Annual School Program

Every year we perform a full VCT floor refinishing project in a school — and like everything we do, it wasn't just about making the floors shine. It was about health, durability, and operational efficiency. School environments demand low-odor student-safe chemical selection, precise dwell times to protect tile integrity, even finish application to reduce premature wear, strategic scheduling to eliminate classroom disruption, and faster cure times to reopen spaces quickly. Parking Lot Re-Striping & ADA Compliance Restoration

We were recently brought in to re-stripe a heavily neglected parking lot where the lines had completely faded. The client is replacing the asphalt at the end of the season, so investing in sealcoat didn't make financial sense — but restoring organization immediately did. Our approach: re-measured and re-laid the full layout, re-established traffic flow and stall alignment, brought ADA markings back into compliance, and used durable traffic coatings to last through the season.

Dispenser Upgrades & Consumable Savings Program

Summit Facility Solutions is part of the National Service Alliance — this buying group allows us to provide consumable resale at significantly lower pricing vs. our competitors. A representative from our team can provide pricing for any soap, liner, or paper product you are currently purchasing, as well as provide brand new dispensers (installed) at no cost. Pictured: we upgraded this client from basic white hand soap to a foam dispenser — providing an aloe-based anti-bacterial soap in all their restrooms. The existing through-the-countertop dispensers were removed and the holes were covered with a stainless steel blank.

High Dusting — HVAC Diffusers & Air Handler Returns

Beyond general cleaning, a facility requires a proper periodic schedule to address not-so-ordinary tasks. Our Summit team was on-site after business hours to address high dusting of all HVAC diffusers and air handler returns. All workers were provided with 24ft extension poles with treated dusters — eliminating the need for and added risk of ladder usage. A scissor lift via our partners at Herc Rentals was used for the atrium and lobby, spec'd out to ensure a seamless operation.

Post-Construction Deep Clean — 15-Story Midtown Manhattan Building

December was a very busy month for the Summit project team. We were tasked with a week-long post-construction cleanup of a 15-story building in Midtown Manhattan — only 5 days to turn these floors into a turnkey-ready model for incoming tenants and brokers. We staffed this project with over 500 man hours of labor, leaving no surface untouched. Our team of cleaning technicians, window cleaners, and floor technicians simultaneously worked around trades completing punch list items and photographers shooting the space for online listings. Each technician was given a specific task, equipment, and time — duplicated per floor.

Proper Sanitization Protocols — Color-Coded Microfiber Program

At Summit Facility Solutions, sanitization isn't a buzzword — it's a process. We train our teams to execute cleaning and sanitizing protocols to the highest standard, including strict use of color-coded microfiber cloths and mop systems to prevent cross-contamination between restrooms, kitchens, offices, and common areas. One of the first places we ask to see when meeting a prospective client? The janitorial closet. For a surface to be properly sanitized, disinfectant must remain visibly wet for the manufacturer's required dwell time — often up to 10 minutes. If it dries before that window closes, the surface has been cleaned — not sanitized.

As part of our initial account transition, Summit Facility Solutions performed a full carpet cleaning and hot water extraction for a new client. First impressions matter — especially during a takeover. We prioritize resetting high-traffic surfaces so the space immediately reflects a higher standard of care. Our hot water extraction system remains one of the most effective tools in our floor care program. The process includes pre-treatment with a professional-grade cleaning solution, proper dwell time to allow chemistry to penetrate carpet fibers, high-pressure hot water agitation to lift and suspend contaminants, simultaneous extraction to remove dissolved dirt and residue, and air movers positioned strategically to accelerate drying.

HVAC Condensing Coil Replacement — Platinum Client Facility

One of our Platinum clients was experiencing ongoing cooling issues within their 8,000 sq. ft. facility. Despite prior service attempts, the HVAC system continued to underperform. Summit conducted a comprehensive mechanical assessment and identified the root cause: a puncture in the aluminum condensing coil, resulting in refrigerant loss and improper system pressure. After evaluating all options — including full unit replacement versus targeted coil replacement — we advised on the most cost-effective and operationally sound solution. Given the complexity and expense of rigging an entirely new rooftop unit, the client elected to replace the condensing coil itself. Coil replacement was completed, system recharged and calibrated, and full cooling function restored.
